Help answer the question about Real Estate Investing

How do I get into Real Estate Investing within a major company?
So I can go on about my life, but I want this answer.. i'll just get right to it. I am a newly licensed real estate salesperson. But my goal isn't really in this state, or being an agent for more than three years... and it's not about the market, Im just a little anxious. So listen, I got the license because i want to get into investing, I want to flip houses and then be able to sell them myself, access to the market, etc. I already have partners in mind, whom after a few words are very interested in joining me. I know a ton of people in the construction business, landscaping, you name it. What I am having difficulty in, is finding a company where I can be an investor or even an assistant to learn the ropes. Is it true a license is not going to cut it, and I need to go to school for some crazy business degree or something.
Can anyone help me with this, I'm mostly looking for advice, no links to investing on my own, I have zero dollars and I want to invest WITH money.

  1. The list is very long. The answer to your questions depends on the type of real estate and the amount of the loan, especially as it relates to the purchase price.

    One of my sources charges 12% plus 5 points. Very limited due diligence; 2 year term.

    Another charges 15% plus 3 points; maximum term is 36 months.

  2. Commercial RE is great for generating cash flow and income generating properties, but Com properties are usually more expensive and require leases and CAM expenses etc. Probably not your best option for your first RE investment.

  3. If you like real estate as an asset class but don't have the money to buy properties yet, consider buying some kind of REIT (real estate investment trust) shares, which trade like stock shares. You won't have to have a lot of cash to start, though you will of course need some!

    As the first answer says (that answer gets my vote for best answer!), you don't want to borrow heavily to invest in real estate unless you're going to live in the property. Real estate prices move in both directions, and without putting money down, you can end up owing more on a loan than the value of the property you bought with that loan.

  4. If I were you, I would call a reputable mutual fund company on the phone: Fidelity, Charles Schwab, Janus, etc. They will be able to make a recommendation for you based on your situation / risk adversion.

    For example, they may suggest a money market fund, which doesn't change in value but pays dividends monthly, or they may suggest a value mutual fund that has a low risk and small dividend.

    Don't worry about the share price. Worry about the risk outlook.

  5. you need to use "assignable purchase option" contracts and flip/assign the property to a retail buyer. You can control property this way for as little as 1 dollar.

    You could also bird dog for short sales or under valued property. You could use other people's money to purchase and flip. The list is long, but I would start out with assignable contracts to test your motivation in this business.

    Hell, you can get your real estate license and find people who want to buy and sell homes. If you think about it, a real estate investor is just an unlicensed real estate agent (with a brain!).

  6. If it seems to good to be true then where's the catch? I have owned apartment buildings before, and if you are around long enough you get to know people in the banking business. At one point I got to know the vice-president in charge of real estate at Hudson City Savings Bank in New Jersey. I had already been a party to one transaction with the bank, a 29-unit half-abandoned building in Jersey City. One day he offered me a property, and suggested I go take a look at it. Turns out it was a massive brick apartment building, totally abandoned, sitting on on entire city block just off Bergenline Avenue in Jersey City. As I recall it had something like 42 apartments. He offered to sell me the building for just one dollar.

    I turned him down. That is as close to 'no money down'as you can get, heck, this was no money at all, yet even at that price it was a terrible deal. Sure, you can get these things for no money, I've been there, but you better have access to massive amounts of capital for renovation and upgrades, and I'm talking anywhere from tens of thousands to millions. If you don't have the means to carry it and improve it, you better think twice before you get into something that can literally slay you.

    A lot of the real estate moguls who sold seminars on no money down deals in the late 70s and 80s ended up bankrupt, which ought to tell you something.

  8. Your best bet are duplexes for rent or buying a house that needs a lot of cosmetic repairs. You just need to make sure you have enough money to pay the mortgage until it sells. The "real investors" purchase now and hold on until the market is high. Buy low, sell high pertains to real estate investor too. A real investor does not buy high and sell a little higher.

  9. I am a mortgage specialist. I do know a gentleman who will lend only on the equity of the property. He will lend you 50% of the property value. He doesn't even want to pull your credit. It doesn't matter. He must be able to put a lien on 50% of the property. He must be in first place should there be other liens on the property. You must pay an up front fee. You must be able to produce an appraisal (doesn't have to be a new appraisal). In the case of commercial property, you must provide rent rolls. In most cases, the people who use this option use it on income producing property where the income will make the mortgage payments and produce revenue for the mortgage holder.   10. Patience and Perseverance.
    BUILD your credit rating, SAVE for down payment. You need 3.5-5% down for most purchases. 0% down are a very BAD idea and gone now. If you buy property as investment, you need MUCH higher down payment and pay a higher rate. So start with a twoflat that you will live in, build up equity and buy another property later.
